Spain has recently introduced new regulations that impact owners of short-term rental properties. If you rent out your property on a short-term basis, this update may directly affect you.

What’s New?

Under the new law, all authorised short-term rental properties in Spain must be registered with the Land Registry (Registro de la Propiedad) by 1st July 2025. This requirement is now legally mandatory.

Property owners who fail to comply by the deadline may face penalties or restrictions on continuing rental activity. Registration is therefore essential to ensure that you remain compliant and avoid potential legal or financial consequences.

What is an NRA?

NRA stands for Número de Registro de Alquiler – this is the national rental licence number issued by the corresponding Land Registry once your property has been registered as a rental unit. It is required to publish your listing on short-term rental platforms (Rentalia, Booking, Airbnb, etc.). 

Through a single registration procedure, managed by the Land Registry, it is possible to obtain a unique registration number.

Is this required for all types of rental properties?

The NRA is required for certain types of rentals — the so-called short-term rentals — such as tourist accommodations or seasonal lets. However, the exact definition of ‘short-term rental’ depends on the specific regulations of each autonomous community. Long-term residential rentals (typically 12 months or more) are not affected.

How long does the registration process take?

Typically, registration is completed within 2 weeks. However, in some cases, the provisional NRA may be received within 24 to 48 hours, depending on the workload and responsiveness of the local Land Registry office.

What documents or information do I need to provide?

To begin the process, you’ll usually need:

  • Property details
  • Your NIE
  • Your short-term rental licence, if applicable

Can I register multiple properties at once?

Can I register a property as both a tourist and a non-tourist rental unit?

Yes. If the region where your property is located permits renting the property for both types of rental, you can obtain two different NRAs—one for each type of rental.

Is this registration different from the tourist licence I already have?

Yes. Your tourist licence (NRA) is issued by the regional government. This new requirement involves registering your authorised rental activity with the national Land Registry. It’s an additional legal obligation, not a substitute.

While this registration involves obtaining a unique registration number issued by the corresponding Land Registry, it is different from the regional tourist licence number issued by the regional government. This new Land Registry registration is a separate, additional legal requirement and does not replace your existing regional tourist licence.

Can I still rent out my property while the registration is in progress?

Yes, as long as your property is already authorised (i.e. you have a valid tourist license, if applicable). However, once the July 1st, 2025 deadline passes, proof of registration at the Land Registry may be required to continue legally advertising or renting the property.

What is a Provisional NRA?

When you submit your short-term rental application, you are often issued a Provisional NRA. This is a temporary registration number that allows you to start advertising and renting your property while your application is being processed. Once fully authorised, your property will be assigned the same number permanently, so you can safely use the Provisional NRA in the meantime.

Do I need to be in Spain to complete the registration?

No. If you’re not currently in Spain, you can sign a Power of Attorney, allowing us to complete the registration process on your behalf. Alternatively, a digital certificate can be used. We assist many non-resident owners this way.

What happens if I don’t register my property by the deadline?

Failure to comply may result in:

  • Fines or penalties
  • Restrictions on advertising or renting the property
