New ITP rates in the Comunidad Valenciana and how they affect property buyers in 2026

The vibrant Comunidad Valenciana continues to be one of the most sought-after areas in Spain for property buyers, thanks to its lifestyle, connectivity, and strong international appeal. And now, from 1 June 2026, buying a home here becomes even more attractive due to a reduction in transfer tax (ITP).

The regional government approved a decrease in the standard ITP rate, which directly reduces the upfront cost of purchasing a resale property. This measure is designed to stimulate the property market and make homeownership more accessible, particularly for individuals and families entering the market.

As of 1 June 2026, the general ITP rate in the Comunidad Valenciana is reduced (previously set at 10%), offering immediate savings for buyers. In addition, certain groups (such as young buyers, large families, or those purchasing a primary residence under specific conditions) may benefit from further reduced rates, depending on their circumstances.


What Are the New Tax Benefits in the Valencian Region?

  • Transfer Tax (ITP): reduced from 10% to 9% on resale properties. (However, if the value of property exceeds €1,000,000, the applicable rate shall be 11%).
  • Stamp Duty (AJD): reduced from 1.5% to 1.4%.

These changes apply to all purchases completed from 1 June 2026 onwards.


Why Does This Matter for Property Buyers?

On resale properties (where transfer tax applies), the new ITP rate represents a 1% saving on the purchase price.

On new builds (where, in addition to 10% VAT, Stamp Duty is payable), the reduced AJD rate results in a 0.1% saving.
